The best time to list your home is not spring. Well, not exactly.

In the SF Bay Area, many spring buyers start shopping in December. By the time Jan 1 rolls around, they’re primed and ready to make a purchase.

Sellers are slower to react. They might wait to “see how the market is doing,” heeding online advice to list in April, May, June…

But year after year, the so-called “spring” home sales that top the charts in SF are often listed earlier—think December to early April, rather than March to July. The early bird gets the worm.

Of course, it’s not quite so simple. SF is a year-round market. Price and presentation remain a seller’s strongest tools, any time of year. But if you’re planning to sell in the spring, you may want to get a jump-start.
